Scope of Works
The Mount Sophia demolition project required a comprehensive scope of demolition works that reflected the complexity of working in a densely built-up urban environment. T.A.G. Our detailed scope included the soft-strip removal of all internal finishes, fixtures, and fittings, demolition of load-bearing walls, columns, beams, and roof structures, removal of basement structures and sub-grade foundations, stripping of all M&E services including plumbing, electrical, and ACMV systems, site grading and earthworks to prepare for redevelopment, and complete removal and disposal of all demolition materials.

Demolition Methodology

We commenced with an asbestos and hazardous materials survey, followed by careful removal of any identified materials by licensed specialists. Soft-strip demolition proceeded floor by floor, with all salvageable materials separated for recycling. Primary structural demolition was carried out using long-reach excavators equipped with hydraulic crushers, allowing us to work from a safe distance while maintaining precise control. For basement and foundation removal, we employed a combination of hydraulic breaking and excavation techniques, carefully sequencing the works to prevent undermining of adjacent structures.
Safety and Compliance
The Mount Sophia project demanded an elevated safety protocol given its urban setting and proximity to public spaces. T.A.G. Construction implemented a project-specific Safety and Health Management Plan that exceeded standard regulatory requirements.
Key safety measures included covered walkways and overhead protection for pedestrian routes, continuous structural monitoring of adjacent buildings during demolition, real-time dust and noise monitoring with automated alert systems, dedicated traffic management plan for construction vehicle movements, daily safety briefings and weekly safety reviews, and emergency response procedures coordinated with local emergency services. Equipment Deployed

Disposal and Reinstatement

All demolition waste was sorted on-site into concrete, metals, timber, and general waste streams. Concrete was crushed on-site where space permitted, with the recycled aggregate used for backfilling and site levelling.
Steel and metal waste was sent to licensed recycling facilities, achieving a high recycling rate in line with BCA Green Mark sustainability objectives. All non-recyclable waste was transported to NEA-approved disposal sites with full documentation and tracking.
Upon completion of demolition, T.A.G. Construction carried out reinstatement works including backfilling of excavated areas, compaction to engineering specifications, and site grading to prepare the land for the client’s redevelopment programme.
