T.A.G. Construction Pte. Ltd. was engaged to carry out complete demolition works at 15 Senoko Way, an industrial property located within Singapore’s established Senoko industrial estate in the northern region. The project required the full demolition of an existing industrial building to prepare the site for redevelopment, involving the systematic removal of all structures down to foundation level.

Scope of Works

The demolition at 15 Senoko Way was a comprehensive project encompassing the complete removal of an ageing industrial facility. As one of Singapore’s experienced demolition contractors, T.A.G. Construction managed the full project lifecycle from pre-demolition surveys through to site handover.

Our scope of works included the pre-demolition condition survey and structural assessment, removal of all hazardous materials including asbestos and chemical residues, soft-strip demolition of internal fittings, fixtures, and M&E services, structural demolition of the main industrial building including steel portal frames, reinforced concrete elements, and metal cladding, demolition of ancillary structures including guardhouses, pump rooms, and substation enclosures, removal of underground services, drainage systems, and foundation structures, earthworks including grading and compaction, and complete site clearance to development-ready condition.

Key Challenges and Solutions

The 15 Senoko Way project presented several challenges typical of industrial estate demolition in Singapore, which T.A.G. Construction addressed through careful planning and experienced execution.

The Senoko industrial estate is a densely developed area with active industrial operations on all sides. T.A.G. Construction maintained clear communication with JTC Corporation and neighbouring tenants, implementing traffic management plans for heavy vehicle movements and scheduling high-impact activities to minimise disruption. Environmental controls including dust suppression, noise barriers, and surface water management were maintained throughout the project.

The industrial building featured a combination of structural steel portal frames, precast concrete panels, and reinforced concrete foundations. This mixed construction required different demolition techniques for each element type. Our team developed a detailed demolition sequence that addressed the interaction between steel and concrete structural elements, ensuring controlled and safe progressive dismantling. A network of underground utilities, drainage systems, and fuel storage infrastructure required careful investigation and removal. T.A.G. Construction conducted ground-penetrating radar surveys to map subsurface installations before excavation commenced, preventing damage to services that extended beyond the site boundary.

Demolition Methodology

T.A.G. Construction employed a combination of mechanical demolition and controlled dismantling techniques suited to the mixed construction of the 15 Senoko Way facility. Steel structural members were dismantled using a combination of oxy-fuel cutting and hydraulic shears, with crane assistance for controlled lowering of large members. Reinforced concrete elements were demolished using hydraulic excavators fitted with concrete crushers and breakers.

The demolition sequence followed a carefully planned progression from roof level downward, removing cladding and secondary steelwork before addressing primary structural frames. Foundation removal was carried out using a combination of hydraulic breaking and excavation, with all voids backfilled and compacted in accordance with engineering specifications.

Safety and Compliance

T.A.G. Construction maintained rigorous safety standards throughout the 15 Senoko Way demolition project. Our Safety Management Plan addressed the specific hazards associated with industrial building demolition, including work at height during roof and upper-level dismantling, structural stability during progressive demolition, heavy lifting operations for steel member removal, underground hazards during foundation and services removal, and environmental protection including dust, noise, and water management.

All works complied with the Workplace Safety and Health Act, BCA demolition regulations, and JTC estate management requirements. Equipment Deployed

The full-scale demolition at 15 Senoko Way required extensive equipment deployment including high-reach demolition excavators for elevated structures, heavy-duty excavators (20-45 tonne class) with multiple attachments, hydraulic shears and crushers for steel and concrete demolition, mobile cranes (50-100 tonne capacity) for steel dismantling, wheel loaders for material handling and stockpiling, a fleet of tipper trucks for debris haulage, concrete crushing plant for on-site recycling, and water carts and misting systems for dust control.

Disposal and Reinstatement

Waste management for the 15 Senoko Way project focused on maximising recycling rates while ensuring full regulatory compliance. T.A.G. Construction achieved a recycling rate exceeding 90% for the project through on-site concrete crushing to produce recycled aggregates, separation and sale of structural steel and scrap metals to licensed recyclers, timber segregation for recycling where suitable, and proper disposal of non-recyclable and hazardous waste at NEA-approved facilities.

Following completion of all demolition activities, T.A.G. Construction carried out comprehensive reinstatement works to deliver the site in a clean, level condition. This included backfilling all excavations with compacted fill material, grading the site to specified levels and drainage profiles, and conducting final site inspection with the client and relevant authorities.

Project Outcome

The demolition at 15 Senoko Way was completed safely, ahead of schedule, and within budget. The site was delivered in a development-ready condition that met all JTC and regulatory requirements, enabling the client’s redevelopment programme to proceed without delay.
