Scope of Works

The Daikin Factory demolition project involved a detailed scope of works that required close coordination with the client’s operational requirements. As a trusted demolition contractor in Singapore, T.A.G. Construction was responsible for managing all aspects of the demolition programme.

Our scope encompassed the demolition of designated factory building sections and structural elements, removal of industrial machinery foundations, pits, and plinths, stripping of heavy-duty industrial M&E installations including high-capacity electrical systems, industrial ventilation and exhaust systems, compressed air networks, and process piping, dismantling of overhead crane rails, gantry structures, and loading systems, removal of industrial flooring, chemical-resistant coatings, and drainage systems, demolition of office and amenity areas within the factory complex, and complete site clearance and debris removal.

Key Challenges and Solutions

Factory demolition projects present unique challenges that differ significantly from standard commercial or residential demolition. The Daikin Factory project required T.A.G. Construction to address several complex issues.

The factory contained industrial installations that required specialist assessment before demolition could proceed. T.A.G. Construction engaged qualified assessors to survey for hazardous materials including asbestos-containing materials, chemical residues, and contaminated soils. All identified materials were removed and disposed of by licensed specialists in accordance with NEA regulations. Certain areas of the factory complex remained operational during the demolition works. Our team developed a phased demolition programme with clear demarcation zones, physical barriers, and coordinated access controls to ensure complete separation between active manufacturing areas and demolition zones.

The factory’s heavy-duty construction, designed to support industrial loads and overhead crane systems, presented structural challenges during demolition. T.A.G. Construction’s engineers designed a demolition sequence that addressed the unique structural load paths and connection details of industrial construction.

Demolition Methodology

T.A.G. Construction implemented a phased demolition approach tailored to the factory environment and the client’s operational constraints. The methodology proceeded through a pre-demolition hazardous materials survey and abatement phase, followed by isolation and disconnection of all services and utilities. We then moved through soft-strip removal of non-structural elements, dismantling of industrial equipment and heavy installations, structural demolition of reinforced concrete and steel frame elements, foundation and sub-structure removal, and finally site clearance and preparation.

Structural demolition utilised high-reach excavators with hydraulic crushers for concrete elements and oxy-fuel cutting for steel structural members. Where vibration-sensitive equipment was located in adjacent operational areas, we employed diamond cutting and controlled breaking methods to minimise ground-borne vibrations.

Safety and Compliance

The Daikin Factory project required stringent safety management given the industrial environment and proximity to active manufacturing operations. T.A.G. Construction developed a comprehensive HSSE (Health, Safety, Security and Environment) plan specific to the project requirements.

Our safety framework included hazardous materials management and licensed disposal procedures, lock-out/tag-out protocols for industrial services disconnection, confined space entry procedures for underground structures, hot work management systems for steel cutting operations, air quality monitoring during demolition of potentially contaminated structures, and coordination with the client’s own safety management systems. T.A.G. Equipment Deployed

The industrial scale of the Daikin Factory demolition required deployment of heavy-duty demolition equipment. Our fleet for this project included high-reach demolition excavators for elevated structures, heavy-duty excavators (30-45 tonne class) with crusher attachments, hydraulic shears for steel structure cutting, concrete pulverisers for foundation demolition, mobile cranes for heavy equipment removal, wheel loaders and material handlers, a fleet of tipper trucks for waste transportation, and water tankers and dust suppression systems.

Disposal and Reinstatement

Given the industrial nature of the site, waste management required particular attention to potential contamination and regulatory compliance. T.A.G. Construction implemented a detailed waste management plan that included on-site segregation of demolition waste into recyclable and non-recyclable streams, testing of potentially contaminated materials before disposal, use of licensed hazardous waste transporters where required, and documentation and tracking of all waste from site to final disposal or recycling facility.

Concrete waste was processed for recycling as road base and fill material. Structural steel and other metals achieved high recycling rates through licensed metal recycling facilities. Following demolition, reinstatement works were carried out to prepare the site for the client’s next phase of development, including backfilling, compaction, and surface preparation.

The Daikin Factory demolition project was completed safely within the agreed programme, meeting all of the client’s operational milestones and enabling their facility reconfiguration to proceed on schedule.
