T.A.G. Construction Pte. Ltd. was contracted to carry out reinstatement and demolition works at Woodlands Industrial Park D, a key industrial zone in Singapore’s northern corridor. This project involved the comprehensive reinstatement of an industrial unit, returning the premises to their original bare condition as required by the landlord prior to lease expiry.

Scope of Works

Industrial reinstatement works require a meticulous approach to ensure the premises are returned to the exact condition specified in the lease agreement. At Woodlands Industrial Park D, T.A.G. Construction managed the entire reinstatement process from initial survey to final handover inspection.

The scope of works covered the removal of all tenant-installed partitions, raised flooring, and ceiling systems, hacking and removal of added concrete screeds and floor finishes, dismantling of production-line infrastructure, conveyors, and mezzanine platforms, stripping of all tenant-installed M&E services including power distribution boards, lighting, ACMV ductwork, and plumbing, removal of office fit-outs, pantry facilities, and sanitary installations, patching, making good, and repainting of walls and ceilings, and reinstatement of original floor finishes and drainage systems.

Key Challenges and Solutions

The industrial unit had been substantially modified over the course of the tenancy, with multiple layers of additions and alterations. T.A.G. Construction conducted a detailed pre-reinstatement survey, cross-referencing the original lease plans to identify all tenant-installed modifications that required removal while preserving the landlord’s base building elements. Working within an active industrial estate meant coordinating our activities with ongoing operations in adjacent units. We implemented strict noise and dust controls during operating hours and scheduled heavy demolition activities outside peak periods to minimise disruption to neighbouring tenants.

The unit contained specialised industrial installations including heavy machinery bases, chemical-resistant flooring, and industrial-grade drainage systems. Our team developed specific methodology for each element, ensuring safe removal without damage to the base building structure.

Demolition Methodology

T.A.G. Construction employed a systematic inside-out reinstatement methodology, beginning with the removal of loose fittings and fixtures before progressing to fixed installations and structural modifications.

We started with careful disconnection and removal of all M&E services, ensuring proper capping and termination of electrical, water, and gas supplies. Selective demolition then targeted tenant-installed concrete works, partitions, and structural additions using a combination of diamond cutting, hydraulic breaking, and manual demolition techniques. All works were carefully sequenced to maintain structural integrity and allow efficient material removal from the unit.

Safety and Compliance

Safety management for the Woodlands Industrial Park D project was governed by a comprehensive Risk Assessment and Method Statement (RAMS) developed specifically for the site conditions. Our safety protocols included confined space entry procedures for work in enclosed areas, dust extraction and ventilation systems for indoor demolition, hot work permits and fire watch procedures for cutting operations, manual handling protocols for heavy component removal, and regular safety audits and toolbox talks.

All works complied with MOM Workplace Safety and Health regulations, JTC industrial estate guidelines, and BCA requirements for demolition and reinstatement activities. T.A.G. Equipment Deployed

The indoor nature of the reinstatement works required a fleet of compact and specialised equipment suited to the confined working environment. Key equipment included mini excavators with demolition attachments, electric-powered concrete breakers and chippers, diamond core drilling and cutting machines, scissor lifts and boom lifts for high-level works, compactors for backfilling and reinstatement, and enclosed tipper trucks for dust-free debris removal.

Disposal and Reinstatement

Waste management was a critical component of the Woodlands Industrial Park D project. All demolition waste was segregated according to NEA waste classification guidelines. Concrete, metal, timber, and general waste were separated on-site for recycling or proper disposal at licensed facilities.

The reinstatement phase involved extensive making-good works to restore the unit to its original condition. This included patching of walls and columns where tenant fixings had been removed, reinstatement of original floor screeds and finishes, restoration of ceiling systems and service access panels, repainting of all internal surfaces to specified standards, and final cleaning and inspection prior to landlord handover.

Project Outcome

The reinstatement works at Woodlands Industrial Park D were completed on schedule and to the full satisfaction of both the tenant and the landlord.
